Home & Property Care for Norfolk County, Metro West and Cape Cod
Top Notch HVAC Company has been Norfolk County and Metro West’s local HVAC partner since 2014. Home & Property Care puts that same licensed crew on your empty house. We visit on a set schedule, work a fixed checklist of the things that actually go wrong in an unoccupied home, photograph what we find, and send you a report the same day.
Because we are an HVAC company first, most of what fails in a vacant house is work we are licensed to do ourselves. A tripped breaker, a dead sump pump, a boiler locked out on a fault code, a pipe about to freeze. You are not waiting on a house watcher to find someone who can fix it.
Available to any owner in our service area. You do not need to be a Top Notch HVAC customer to start.

Scheduled Property Checks
Weekly or biweekly visits on a schedule you set, plus an extra check after any named storm, hard freeze or power outage in your town.
Every visit works the same checklist: heat running and thermostat holding, oil or propane level, furnace or boiler fault codes, generator status, panel checked for tripped breakers. Fixtures, supply lines and washer hoses for leaks, water heater base and relief valve, sump pump cycled under test, exposed pipes in crawl spaces, main shutoff located and operable. Doors and windows secure, alarm armed, ceilings and walls checked for new stains, humidity and any musty smell, signs of rodents or insects. Roof, siding and gutters from the ground, walkways and drive, outside faucets shut down for winter, mail and packages cleared.
Photo Reports
A dated report lands in your inbox the same day as every visit, with photos of the systems we checked and anything that changed since last time. You see the house without being there, and you have a record if you ever need one for an insurance claim or a sale.
Nothing depends on which technician showed up that week. The checklist is the same every time.
Emergency Response and Vendor Coordination
We are available 24/7 and we hold a key. If the alarm trips, a pipe lets go or the heat quits at 1 a.m. in February, we can be at the property, shut things down and start the repair. You get a call and photos either way.
We also meet the people you cannot be there to meet. The plumber, the landscaper, the oil delivery, the cleaner or the appliance tech. We let them in, stay through the work and lock up after.
Small things we find, like a tripped breaker or a loose hose clamp, we handle on the spot and note in the report. Anything larger, we call you with photos, a plan and a price before anyone touches it.
Tell Us About the House
Give us the town, roughly how big it is and how long it goes unoccupied. We walk the property, build the checklist with you and quote it from there.
Our service area. Norfolk County and Metro West, including Medway, Milford, Franklin, Walpole, Norfolk, Medfield, Holliston, Bellingham, Needham, Wellesley, Westwood, Dedham and surrounding towns. On Cape Cod we currently serve Bourne, Cataumet, North Falmouth, Falmouth and Mashpee plus the smaller surrounding villages, and we are expanding the Cape footprint as this division grows.
Free Property Walkthrough and Quote
Pricing depends on the size of the house, how often you want us there and what goes on your checklist. We are finalizing three service tiers plus a custom plan for larger homes over 3,000 square feet. Until those are set, the page reads call for pricing and we quote each property after a walkthrough. No contract required to get a number.

Top Notch is a life saver - figuratively and literally. I had them come out as a second opinion to another local company that we previously used. The previous company came in and gave a bunch of highly-priced options to "fix" an issue they never even diagnosed. Our gas meter was being replaced unexpectedly, so the other company could not look at anything and instead of coming back later, they guessed on what was wrong based on the system codes that were showing. They basically scared my wife into doing costly repairs, saying the system would break if they didn't fix it. We reached out to Top Notch for that 2nd opinion and they came out right away. The first technician, Vinny, came in very professional and nice, and looked through everything on the system. Nothing stood out that needed repairs and completed a system maintenance and clean up. Vinny checked everything - and upon his review he found that our gas vent pipe (that the previous company installed) had disconnected inside the basement. There was basically carbon monoxide being dumped into our house - who knows for how long. You would think the previous company would have caught this in their diagnoses - but further nailed down that a 2nd opinion was needed. This was extremely dangerous and really thankful that Vinny found this out during his inspection of the system. Goes to show how thorough he was when going through everything. After Vinny left, we still received the system code on our thermostat. We called Top Notch again and they sent someone out right away. This time Aiden came over, who was also very professional and nice. He spent about 2 hours going through everything again and determined that our gas pressure was running high. He adjusted the pressure and went on his way. Top Notch did not charge me for this 2nd visit by their team - which was appreciated. Unfortunately we got the system code on our thermostat once again, and called Top Notch. Once more, they sent someone out right away. This time Sergei arrived and just like the other, was very professional and nice. He went through and saw the gas pressure was still running high and adjusted further. Spent some additional time just checking everything and making sure we were all set. He felt confident that the issue should be set at this point. Since the last visit, we have not had any issues with the system. We really appreciated the effort and time that Top Notch put into the care of our system. And the thoroughness of their inspections really did save us from something that could have been catastrophic with CO2 running into our home. Thank you again Vinny for finding and fixing this. I would not hesitate to use Top Notch on any future work in our house. What we were told were thousands of dollars worth of repairs (or even a new system) that were needed turned out to be a couple hundred dollars worth. We thank Top Notch for everything they did for us.Posted on Google

Vinny and Sean were great. The new furnace installation was efficient, fair price and working well.
